The Level 3 Certificate in Property Agency (CiPA) is Propertymark’s qualification for letting agents, property managers and lettings administrators. Passing the four lettings-pathway units gives eligibility for ARLA Propertymark membership — the industry’s recognised professional standard.
This hub covers the England & Wales route: four units, each assessed by its own online exam.
Unit 1 — CiPA01
The Role of the Property Professional
Regulation, professional standards and consumer protection
Unit 2 — CiPA02
The Practice of a Property Professional
Business conduct, client money and marketing compliance
Unit 4 — CiPA06
Residential Lettings, Property Management and Practice
The specialist lettings unit — heavily cross-referenced to our full compliance library
How the qualification works
- Each unit has its own online exam, remotely invigilated, roughly £62.50 per sitting
- You have three years from enrolment to complete all units
- Old-style Level 3 Award exams remain available until 30 September 2027 for anyone already partway through that route
- Passing all four lettings units gives eligibility for ARLA Propertymark membership, subject to any additional entry requirements
Why Unit 4 is different here
CiPA06 covers the day-to-day law of residential lettings — which is exactly what the rest of this site is built around. Rather than duplicate it, the Unit 4 revision page links straight into our full, dated compliance guides on deposits, HMOs, Right to Rent, gas and electrical safety, and possession. You get exam revision and the live legal position in one place.
