About The Qualification
The current MNRLA qualification launched in April 2026, replacing the previous Level 3 Certificate, and is fully aligned with the Renters’ Rights Act. It consists of 5 units, approximately 140 hours of self-study, and multiple-choice assessments taken separately for each unit. Learners have 18 months to complete all units and assessments, and successful completion allows use of the post-nominal letters MNRLA, subject to conditions.

Unit 1 — Health, Safety & Security In Lettings
Legal duties for health and safety, lone working risks and procedures, property security, and GDPR principles for landlords and agents.
Unit 2 — Legal Concepts And Agency Responsibilities
General legal concepts, the law of agency (duties and authority), different types of property ownership, and different types of residential occupancy agreements.
Unit 3 — Lettings Practice & Compliance
Market appraisals for agents and landlords, marketing a property to let, preparing a property to let, tenant selection and verification, and creating a tenancy.
Unit 4 — Legislative Obligations & Enforcement
Legislative obligations of landlords and tenants, property standards and enforcement, management/repairs/maintenance, rent transactions, increases and arrears, anti-money laundering and financial sanctions, and additional obligations for HMOs and licensed properties.
Unit 5 — Ending Tenancies, Possession & Checkouts
How a tenant can end a tenancy, how a landlord can end a tenancy, the legal process for obtaining possession, preventing harassment and unlawful eviction, and checkouts and deposits.
